Sag Harbor Village

Zoning = R-20       What does this mean? 

R-20 zoning refers to the application of local regulations on parcels of land that are intended to be 20,000 square feet in size. This zoning designation typically allows for single-family residential homes to be built on the land, subject to certain restrictions and requirements.

Setbacks       

Sag Harbor Village has two different standards of setbacks that apply depending on the location. The historic district has a less restrictive setback from the roadside compared to areas outside of the historic district. The Dimensional regulation chart explains. 

Height Regulations & Pyramid Law      

Sag Harbor Village has a maximum height limit of 35 feet residential structures. However, there is an invisible setback known as the sky-plane which governs all heights.

 

This setback is determined by the "pyramid law", which is a 45-degree line. According to this law, the height of any building cannot exceed the distance from the lot lines. In other words, the invisible line dictates the allowable height. 

 

For example, if a building is only 15 feet from a lot line, it can never be any taller than 15 feet. This ensures that every residential parcel is afforded light and space.

Flat roof houses are limited to 25 feet in height, but they too must abide by the pyramid law. 

In residential zoning districts, a building with a roof pitch flatter than 6/12 (six inches of rise for every 12 inches of run) shall be limited to 25 feet pursuant to Village Code § 300-9.3F.

Lot Coverage      

Lot coverage is an important factor to consider when building on your property. It's important to note that the sum total of the house, accessory structures, pool, decks, patios, and walkways cannot exceed 25% of the lot. Additionally, the rear yard coverage is limited to 20% coverage, which includes cabanas, pools, and terrace areas. Be sure to keep these regulations in mind when planning your construction project.
